#2 Plan Ahead and Focus on the Details

To sell your house – especially while you and your family are living there – requires some planning so that you can minimize the inconvenience while maximizing the chances of a successful sale. Details matter, so if your house number is not visible from the curb or if your porch light or doorbell is not functioning, go ahead and fix those problems before buyers arrive.

#3Create a Take-Away Sheet

Some hardworking buyers will browse as many as two dozen listings in a single day, and they may forget which was which. Cat litter boxes need to be emptied before each showing, wet towels shouldn’t be left to mold on the bathroom floor, and if you’ve just painted a room and the scent of fresh paint lingers, don’t worry – fresh paint smells good when you’re shopping for a home.

#7 Control the Pets

Have a friend or family member take the dog for a walk while you show the home, or put the kitten in a carrying case out in the garage for the time being. It only takes a few minutes to show a home, and if you don’t have to worry about accidentally letting the pets escape into the street during that period of time you can concentrate on the business at hand.

#8 Spruce Up the Kitchen and Bathrooms

These two rooms add the most value to your property, so paint them if they need it and give them a deep cleaning. Replace or repair broken fixtures and appliances, because the cost of buying new ones is probably cheaper than the price you’ll pay if you lose a qualified buyer because of a pesky leaky faucet.
